由于市场上的可负担房屋数量已经非常稀少,Gordon预测23年的房租增长幅度会达到10%到15%。
维州社会服务委员会(Victorian Council of Social Service)首席执行官Emma·King表示相比以往,越来越多的维州人正在选择租房,而且租房时间越来越长,房租暴涨已经成为了一个严重问题。
她说:“房租暴涨是房价上涨,人口增长,廉价住房需求极高,以及我们过度炒作房地产市场的自然结果。”
“维州的投资行为需要系统性规范,通过限制房租等方式来介入,这种方法已经在首领地大获成功,限制住了房租价格。”
“鼓励人们把房子正常出租,而不是放到度假屋租赁平台也非常重要。”
“虽然维州偏远地区明年的房租压力可能会稍微好些,但2025年的英联邦运动会将会进一步带来房租压力。”
“维州政府务必和各地council以及房产中介、投资房业主保持密切合作,阻止这种情况发生。”
Gordon表示利率压力将会促使父母辈的投资者选择卖房,或者将压力转嫁给租客。
